Sales tax applies on top
All three published rates ($25 / $40 / $48) are pre-tax. Sales tax is added at checkout based on the tenant's state of residence. Rate varies; for a $48 Premium report a 6 to 8 percent state rate adds roughly $3 to $4, landing the all-in at around $51 to $52.
Who pays
On each application, the property owner chooses whether the tenant or the owner pays the screening fee on submission. Most landlords configure the application so tenants pay; this is the default in most US states (where allowed by state law) and is consistent with how rental application fees are handled traditionally.
SmartMove vs ShareAble
TransUnion sells two distinct tenant-screening products: SmartMove for individual landlords (this page, with published per-report pricing) and ShareAble for enterprise multifamily portfolios (separate, quote-only, pricing-blocked from automated verification). Third-party listing sites frequently conflate the two products. If you are an individual landlord and you have been quoted a custom rate, you are likely on ShareAble pricing when SmartMove's published rates would be cheaper. Confirm which product you are on before signing.
What ResidentScore captures
ResidentScore is TransUnion's rental-specific credit score, calibrated for predicting tenant rental behaviour rather than general consumer credit risk. It is shown in all three SmartMove tiers and is the primary signal landlords use for accept / decline decisions alongside criminal and eviction history.
SmartMove vs RentSpree
For individual landlords screening 1 to 10 applicants per year, SmartMove Basic at $25 is cheaper than RentSpree's $39.99 bundle. But the bundles are different: SmartMove Basic includes only criminal + ResidentScore. SmartMove Plus at $40 is the closer like-for-like to RentSpree ($39.99); both include credit + background + eviction. RentSpree wins if you also want rent collection, e-sign lease, and document management; SmartMove wins on price for landlords who only need the screening report.
When SmartMove makes sense over a free credit check
Free credit checks (Credit Karma, etc.) do not include rental-specific signals: no ResidentScore, no eviction history, no criminal background, and tenant-controlled disclosure (the tenant chooses what to show). SmartMove provides the landlord-controlled package that hard-decisioning a tenancy requires. At $25 to $48 per applicant, it pays for itself the first time it catches an eviction record or a criminal flag.
