Who pays the fee

Both vendors let the landlord choose whether the tenant or the owner pays the screening fee at submission. The practical default among individual landlords is tenant-pays: the application is configured so the prospective renter completes the screening fee as part of the application. This passes the cost to the tenant pool rather than the landlord's P&L.

For one-property and small-portfolio landlords (1 to 10 units), the comparison is pretty close: SmartMove Plus at $40 covers similar ground to RentSpree at $39.99.
