Why TransUnion ships two products

Multifamily property-management buyers and individual landlords have different procurement and integration needs. Multifamily portfolios want bulk pricing, property-management-system (PMS) integration into Yardi and RealPage, and a portfolio-wide compliance contract. Individual landlords want to pull one report this afternoon with a credit card.

Selling both groups one product would mean either a multifamily contract that frustrates individual landlords or an individual-rate card that under-prices multifamily. TransUnion split the two: SmartMove for self-serve individuals, ShareAble for enterprise multifamily.


The confusion trap

The trap appears when an individual landlord searches "TransUnion tenant screening" and lands on the ShareAble landing page first. A sales rep is happy to take that call and quote a multifamily-style contract, which is materially more expensive at single-unit volume than the SmartMove published $25 to $48 per report.
